MTN has the privilege of troubleshooting mechanical systems of all kinds. Troubleshooting is solving a puzzle - we need to find what pieces are missing and what the best way to fix them is. There is a myriad of reasons why equipment may not operate properly but the procedure to resolve the issue is often similar.
If you are looking to hire, the list below is a good scope template to use when asking for proposals on troubleshooting.
Full Design Review
Backchecks of equipment sizing and inter-operability with related components.
Review of details and pipe/duct sizing.
Review of equipment cutsheets for specific operating parameters and relation to design intent.
Submittal Review
Review of all mechanical equipment and controls submittals.
Review of TAB report.
Field Investigation
Backcheck of TAB.
Review of equipment and piping installation.
Review of control logic.
You will need username and password for access to your BMS/EMS/EMCS.
Focused functional performance testing.
Often your Engineer or CxP will need controls contractor support for this. You can choose to have the ME/CxP carry the CC or you can hire them directly. There are pro's and con's to either approach.
Trend Analysis
Setup any missing trends.
Gather at least (2) weeks of data; potentially longer if the data happens in specific weather or is intermittent in nature.
Analyze trend data.
Reporting
Summarize any design, installation and operation issues found through tasks above.
Provide options for resolving all issues.
Host meeting to review report and discuss path forward.
Path Forward
Design solutions for the options selected above.
Host meeting onsite to review the issues with the applicable contractors.
